Our Process
Eight steps from the first phone call to warranty paperwork. No surprises, no vanishing act, no verbal promises that are not in the contract.
Consultation Call
We start on the phone. A few questions about the house, the scope you have in mind and your timing tell us whether we are the right fit before anyone spends a Saturday on it.
On Site Walkthrough
We visit, measure, photograph conditions, check what we can behind the walls and talk about budget openly. This visit is free.
Design & Selections
We work through layout options, finishes and fixtures. Where drawings or engineering are required, our partners produce them and we review the options with you.
Written Proposal
A line item scope, allowances, exclusions, a payment schedule and a fixed price. Read it, mark it up, ask questions. Nothing starts until it is signed.
Permits & Scheduling
We prepare and submit permit applications, coordinate engineering, order long lead materials and lock crew dates so day one has everything it needs.
Construction
Demolition, rough in, inspections, finishes. Floors protected, dust contained, site cleaned daily and a weekly written update from your project manager.
Punch List Walkthrough
We walk the finished space together and you list anything that is not right. We correct it before asking for final payment, not after.
Closeout & Warranty
You receive final inspection records, warranty documentation, manufacturer paperwork and care instructions for everything we installed.
Communication
How we keep you in the loop
The biggest complaint homeowners have about contractors is not price or quality. It is silence. We solve that with structure rather than good intentions.

- Decisions on change orders within a few days so the crew is not idle

Process Questions
Good to know before we start
How do payments work?
Payments follow a milestone schedule written into your contract, typically a deposit at signing followed by progress payments as defined phases complete. The final payment is due after the punch list is cleared.
How long does permitting take?
It depends on the municipality and scope. Simple interior permits can move in a couple of weeks. Additions and structural work take considerably longer. We give you a realistic window at proposal time and update you as it moves.
Will the same crew be here every day?
Yes, for the trades we self perform. Specialty trades such as electrical and plumbing come in at their scheduled phases, and your project manager coordinates all of it.
Do you work with my designer or architect?
Yes, and it usually goes well. We build from plan sets, produce the detail needed for approval and coordinate directly with your design team.
What about dust and living in the house?
We use containment barriers, protect floors and pathways, and clean at the end of every working day. It is still construction, but there is a large difference between a managed site and an unmanaged one.
What if we change our mind mid project?
Changes happen. We price them as a written change order showing the cost and any schedule impact, and nothing proceeds until you approve it.
